Selecting the Right Home
If it’s the right home for you -- trust me, you will know it. Once you find “the home” check the surrounding community including schools, places of worship, surrounding neighborhoods and medical facilities and to make sure you have a perfect match. These are very important qualities when considering the resale value of property – “location, location, location”. Each one of these can impact your experience and quality of life.

Financial Details
Financial details will always be a hard subject because there are so many questions to be answered. How much down payment and how much will you borrow from the lender? What is the interest rate? Should I go with a fixed or variable mortgage? If you go fixed your interest rate does not change. But if you chose a variable rate, it may lower initially, however, it will vary with the economy over time. Do you want that? How many years should we pay on our loan? Remember all these details are negotiable. Legacy Homes will answer any of these questions by assigning you a representative that can walk you through the maze of financial options and help clarify the details to meet your needs.

Purchasing Homeowners Insurance
A Homeowners Insurance policy (even during construction) will protect your investment as well as your lender. Most mortgage companies can roll this cost into your home loan so it doesn’t cost you cash up front. Insurance is required before construction begins.

Closing
The closing typically requires some documents

Supplied by the builder or homeowner:
• Breakdown of closing and mortgage settlement costs
• Original Purchase Agreement
• Title or Deed
• Requested Change Orders (additional costs)
• Acceptance Letter and other final building documents

Supplied by the buyer:
• Valid identification
• Certified funds for down payment and closing costs
• Loan papers
• Proof of Homeowners' Insurance
• Requested Change Orders (payment approved)
• Sign Acceptance letter, and other closing documents from the builder
