Construction Process Choose a Builder
Finding a builder, who specializes in the type of home that interests
you, is an important step. Make sure they are experienced and
use quality materials and workmanship in their homes. You should
also consider: When are they available to begin your project? –and-Do
they offer a warranty? Take time to do the research before making
your final decision.
Locate Property
Your builder may know of properties suited for your particular
home design. As part of you search be sure to get complete information
on the entire community including any surrounding neighborhoods,
schools, future expansions, etc. Typically, lots located close
to such attractions as golf courses, clubhouses or lakes maintain
a higher re-sale value.
Financing Details
Financial details will always be a hard subject because there
are so many questions that you need to ask. How much should
you put
down and how much will you borrow from the lender? What is
the interest rate at this time? Should I go with a fixed or
variable
mortgage? If you go fixed your interest rate does not change.
If you chose a variable rate the initial cost will be lower,
however,
over time, the rate will change with the economy. How many
years should we pay on our loan? Remember all these details
are negotiable.

Finalize Sales Contract
The sales contract will specify, to varying degrees, the dimensions
and features of the proposed home, site plan, materials to
be used, and completion date. Reading and under- standing

documents
may seem daunting; however, you won't be doing this alone.
Knowledgeable sales and construction representatives will
be there to help
you through the process. In some states, you'll be required
to review
your contract with an attorney before its considered binding.
Don't hesitate to ask questions before you sign it.
Breaking Ground
Home construction can take six-nine months, the better part
of a year. The time of construction however, is dependent
on the
complexity of your home, and the availability of construction
trades and materials.
Depending on where you line, weather can also play a big
part in the schedule. Reviewing potential schedules with
your builder
is
a good idea.
